The tent house offers everything you need for a relaxing stay. Inside you will find a spacious living area with a cozy sofa and a large dining table where you can gather with the whole family or friends. Do you hesitate between inside or outside? On the veranda you'll find a lovely sheltered place under the awning, with a picnic table and lounge chairs for relaxing.
Fully equipped kitchen Cooking becomes an adventure in itself! The kitchen is fully equipped with everything you need: from pots and pans to cutting boards, cutlery and - very important - a cheese slicer, egg cups and a milk frother. You store your food in the fridge box with cooling elements, and for coffee you grind your own beans with the coffee grinder.

Cancellations can only be considered if communicated in writing by the main booker.

More than 6 weeks before the start of the stay, the booking can be cancelled in writing free of charge. The main booker will receive a full refund of the deposit in this case.

In case of cancellation between 6 and 3 weeks before the start of the stay, you have the right to change the date of the stay to an alternative in the same calendar year, or to a refund of 50% of the booking value. If the new date is more expensive than the original date, an additional payment is required to cover the price difference. If the new date has a lower price, you are not entitled to a refund of the price difference.

In case of cancellation between 3 weeks and 1 business day before the start of the stay, there is no possibility to transfer the booking to another date. You will then receive a voucher of 25% of the booking value (rounded to the nearest value) to use for another booking within the same booking season.

On the southern tip of the Norfolk Broads, and is a half-hour drive from the most beautiful beaches and coastal towns like Southwold and Walberswick you will find Feather Down College Farm. You can watch the sails of boats go by on the Wavene River from the farm. Fancy an active vacation? Then you can groom the horses, ride bikes, sail the boats or enjoy some leisurely fishing. Host Lucy is praised by everyone for her warm welcome, helpfulness and knowledge, making visitors feel immediately at home. The spacious canvas lodges are clean, comfortably furnished with cosy beds and luxury facilities including an ensuite shower, while the location beside the River Waveney and abundant wildlife are perfect for nature lovers. Children have a wonderful time in the hay barn, on the playground and with the lambs and chickens, creating unforgettable family memories.

We had such a wonderful stay at Feather Down College Farm. From the moment we arrived, Lucy made us feel so welcome, taking the time to show us around the farm and making sure we had everything we needed.
Our boys absolutely loved the playground and hay barn, but the highlight was definitely the lambs. Being able to pop over whenever we wanted to spend time with them was so special, and feeding them every morning quickly became everyone’s favourite part of the day.
The canvas hideaway was brilliant. Although there were other tents nearby, it still felt private and secluded, giving us plenty of space to relax while feeling completely safe with three young children. The facilities were excellent too, and having an ensuite toilet and shower felt like a real luxury while still enjoying the glamping experience.
The farm is also in a fantastic location, with beautiful beaches and the river just a short drive away, making it easy to explore the local area.
We made some fantastic family memories here. None of us wanted to leave, and we’re already talking about coming back. Thank you, Lucy, for such a lovely stay! -

We had the most wonderful and restful couple of days at College Farm. Don't hesitate - just book! Our canvas cottage had everything we needed, we slept incredibly well in the comfortable beds and enjoyed the ensuite hot shower. The farm is absolutely abundant with wildlife; I couldn't possibly list everything we saw, highlights included hares, deer, cattle, lambs, oystercatchers, owls and even a marsh harrier! The local farm shops are excellent and there are several supermarkets just a short drive away. It's also an ideal base for exploring the many attractions in the surrounding area. Lucy was fantastic, a real font of knowledge and always happy to help. Our little one thoroughly enjoyed spending time with the lambs, playing in the play barn and going on buggy rides with Lucy. We made some wonderful family memories and will definitely be back!

This venue is so wonderful and peaceful. Lucy is an incredible host; she's always ready to help, very knowledgeable and also great fun to chat to. Our sturdy canvas and wood 'tent' was perfect. It's brilliantly designed with warm, comfy beds and a spacious bathroom and shower. The hot shower was very welcome, and Lucy was on hand to fix it quickly when it had a problem. There's play areas for the kids, including a barn full of hay bales. And the feeding of the sheep in the morning is a lovely routine they can all attend. Lucy gave the kids many rides in her golf buggy which they all loved. It's in a dark skies areas, so when we had a cloud-free night the view of the stars was amazing. There's an excellent barn shop a few minutes drive away. Make sure you bring battery packs with plugs (which can be charged in the sockets in the communal fridge area). I'm on ID mobile (Three) and could get reasonable data connection, and my friends could get a bit of a connection too, surprisingly given how rural it is. Handy when some urgent issues came up at home.... Highly recommended!

Stayed here for 2 nights for a team building trip / offsite and had so much fun. The stay was clean and beds were very comfortable. |It was a great opportunity to disconnect from tech and connect with colleagues! (there were plug sockets if needed at the top of the farm and great signal and reception all over the farm).||Would really recommend this unique experience.

What a great experience! This was a team away day with work colleagues and I will be booking to come with my family next. A truly beautiful location where you can appreciate the silence around you. Although it was glamping it had so many luxuries I did not expect like a hot shower. The space inside was great and the sleeping arrangements are very well thought out. I know my children would love the bed in the cupboard! There is a pizza oven near the children's play area with full instructions on how to use it so even a novice can do it. There are plenty of candles available though I would still recommend bringing a torch. Lots of lovely walks in the surrounding area. I would highly recommend it for all occasions whether it is work, family or bringing friends together to drink by the fire.
